
The Catskill Park Manor
Nested on the Catskill Park Forest, the property boasts over 130 acres of conserved land. This means that our land will forever be protected against any threat to conservation values, which can include development, encroachment, and future infrastructure projects.
Our land borders and includes a section of the Neversink River. The Neversink River is a 55-mile-long tributary of the Delaware River coursing through southeastern New York. It derives its name from the corruption of an Algonquian language phrase meaning "mad river." The Neversink River is considered by many to be the birthplace of American fly fishing. The Nature Conservancy designated the Neversink River as one of the 75 "Last Great Places" in the United States, Latin America, and the Pacific.

We believe in Forest Stewardship and work actively with foresters to better understand and care for our portion of the beautiful, vast Catskill Park Forest. At CPM, we love and care for all living creatures – we love our trees and avoid disturbing the wildlife that call our land home. We have three beautiful and well-kept trails, offering hours of hiking to our visitors. We also offer low-cost camping, through Tentrr and Hipcamp, to those committed to respectful enjoyment of the land.

Current Home Practices

Whenever possible, we use organic, eco-friendly, biodegradable products with sustainable packaging, and we never use pesticides for any reason

We engage in recycling practices consistent with our city's mandates and capability

We collaborate with local businesses and utilize their composting services

We use LED lights, conserve energy whenever possible, and have NEST thermostats to minimize waste

We reuse grass when an area of lawn is mowed

We use fabric napkins, many of which were repurposed from linen curtains

While we cannot take credit for this, our home was built with durable wooden windows and great insulation, and, given its southern facing windows, is considered to be a passive solar home.

We believe in hiring local housekeepers, caretakers, handymen/women, and contractors

At CPM, we purchase produce from local vendors and encourage our guests to do the same. These include: Neversink Farm (organic produce), Galli Farm (chicken, turkey, eggs, home-made bread), and Neversink General Store

We unplug electronics when not in use and turn off the water heater when away from home

Lucky us! our water is as pure as it gets, so we never have to buy bottled water!

Some areas for improvement

We would love to find "planet-friendly" transportation for ourselves and our guests to arrive at the CPM, but due to it being a bit remote and within a rural area, this is not YET an option. We are exploring collaborations with bus companies for our guests.

We would like to establish our own vegetable and herb garden, but due to our not living on-site full-time, this has not yet been possible

Solar panel installation is not within our current means but is a medium-term goal

We will be replacing appliances with energy efficient alternatives when the life cycle of each of those in use has expired
